Update on the FHA Buyer buying an FHA Short Sale
Well, had that conversation with the inside person at the short selling bank. I did get to a supervisor. Had to go that route once again because my negotiator said no to me and that we had 180 days to sell the property. I said to her did you not realize that the appraisal will now stick to that property. What don't you understand about HUD guidelines today for FHA? So off to the supervisor I went and I did get her to agree to go to HUD after suggesting that she pick up the phone and call HUD and get someone at HUD to look at your appraisal and look at the buyer's appraisal and act like underwriters are required to act in a sales transaction. FHA Buyer on an FHA Short Sale so What's the Problem?
I have now encountered this for a 2nd time this year regarding short sales. I have been doing short sales since 2003. I don't call myself an expert because every short sale is different even if it's within the same bank. Once again another surprise, I have now encountered an unusual situation for a 2nd time that well I don't know if it will be resolved.My short sale was approved as being an FHA short sale. The valuation of the property is not a BPO but a certified FHA appraisal which is the rule for an FHA short sale. The transaction is moving along and the buyer orders their appraisal and there is a 2 week difference from the 1st appraisal done and the 2nd appraisal done.
